Studio Policies & Rental Agreement

Please note that any person or representative of a company or group renting space from Studios 353 is responsible to read and sign this agreement and then return it to us.  It is your responsibility to inform those in your company or group of our policies as well.

Please note that Studios 353 is not liable for any injuries occurring on the premises. Government and Fire Regulations must be adhered to.
No food or drinks are to be placed on the pianos.
Try to place all trash in the trashcans.
Take a moment to look for personal belongings and of course be sure you take them with you.
It is the clients responsibility to set up and to return to original place, all equipment during their allotted time. This includes but is not limited to chairs, tables, music stands, musical equipment etc.

Payment Policy

1. First time renters are asked to pay cash before using space. 
2. Checks will be accepted on a renter-to-renter basis. There is a $30.00 charge for a returned check.
3. Deposit fees and due dates are on your invoice and we ask you to pay these on time.  If they are not paid by the due date we will ask for payment in full.  If you are having a problem meeting the date please call the office
4. Running accounts can be set up after receiving payment by check two times
5. Running accounts can make monthly payments, but we do expect them to be paid by the due date stated on the invoice.

Studios are available by the hour, day or week. Rehearsal and Coaching Rates available. Other Special Rates available.

We offer attractive and affordable studios with excellent acoustics for the singer, actor, or musician. Well maintained pianos available. We are open 7 days a week from 9 AM to 11 PM. For Information, please call 212-757-2539.

Studio 1 is 22 X 40 - $30/HR

Studio 2 is 14 X 16 - $15/HR

Studio 3 is 20 X 40 - $30/HR

Studio 4 is 12 X 26 - $20/HR

Studio 5 is 15 X 16 - $15/HR

Studio 6 is 11 X 16 - $15/HR

Studio B is 19 X 40 - $32/HR
